“Where should I spend my marketing dollars?”
Google Ads?
Facebook Ads?
Realtor.ca?
Google Business Profile?
Referral websites?
The truth is that every one of these can generate business.
But not all leads are created equal.
The most successful agents don’t spend their careers buying leads. They gradually build a business where referrals become their primary source of clients.
Think of lead generation like a funnel.

The next step is to earn business because others have had positive experiences with you.
When someone finds dozens of genuine reviews, detailed client stories, and a strong online reputation, they’re much warmer than someone clicking an advertisement. You’ve already established credibility before the first conversation.
The cost of acquiring these leads is typically much lower because your reputation is doing much of the selling for you.
The lesson? Every successful transaction should generate another review.
Your reviews become marketing assets that continue working long after the deal has closed.
STAGE 3: REALTOR.CA LEADS
Many consumers begin their home search on Realtor.ca.
When buyers request information about a property, they’re demonstrating genuine interest and are often further along in the buying process than someone who clicked a social media advertisement.
While these leads still require strong follow-up, they generally represent people actively engaged in the market.
Speed of response and excellent customer service become critical differentiators.
STAGE 4: GOOGLE BUSINESS PROFILE
This is where your online presence really begins to work for you.
When someone searches:
- “Best REALTOR near me”
- “Real estate agent in Windsor”
- “Homes for sale in Essex”
Your Google Business Profile can place you directly in front of motivated consumers.
By this point you’ve likely accumulated:
- Positive Google reviews
- Helpful photos
- Consistent updates
- Questions and answers
- Local credibility
Unlike paid advertising, much of this traffic is organic. Google begins rewarding consistency and trust.
STAGE 5: YOUR DATABASE
This is where good agents become great agents.
Every client you’ve helped…
Every open house visitor…
Every neighbour you’ve met…
Every community connection…
Every past inquiry…
They all belong in your database.
Your CRM isn’t simply a contact list.
It’s your future business.
Consistent communication through newsletters, market updates, phone calls, client appreciation events, and valuable content keeps you top of mind.
People can’t refer you if they forget about you.
STAGE 6: REFERRALS
This is the goal.
When your phone rings because someone says, “My friend told me I had to call you.”
You’ve reached the most valuable lead source in real estate.
Referral clients arrive with trust already established.
They’re less focused on interviewing multiple agents.
They’re more loyal.
They negotiate less on commission.
They convert at significantly higher rates.
And best of all… They often refer someone else.
This creates a cycle where every satisfied client helps generate the next one.
THE FUNNEL NEVER STOPS…
The reality is that most successful REALTORS® use every stage of the funnel.
They may still run Google Ads.
They still collect reviews.
They optimize their Google Business Profile.
They respond quickly to Realtor.ca inquiries.
They consistently communicate with their database.
And they deliver an experience worthy of referrals.
The difference is where most of their business comes from. New agents often rely heavily on paid advertising. Experienced agents rely increasingly on relationships.
The ultimate goal isn’t to become better at buying leads. It’s to build a reputation so strong that your best leads come from people who already trust you before you’ve even said hello.
That’s how sustainable real estate businesses are built.
