4 Reasons A Home Doesn’t Sell…

There are really only 4 reasons a home isn’t selling:
  • Price
  • Access
  • Presentation/Condition
  • Marketing
Each one matters… but not equally.
 

 
Price can compensate for limited showing access. It can offset dated condition, needed repairs, or even weak marketing. I’ve seen it firsthand: even homes with serious challenges will move when the price makes sense.
 
But the reverse isn’t true.
 
You can have beautiful renovations, perfect staging, flexible sellers, great photos, and a marketing plan that is dialled in… yet if the price is wrong, none of it will matter.
 
Richard Robbins from RRI puts it well: “You can sell a house sitting on train tracks if the price is right.” (They can move the house if the price makes sense).
 
Likewise, I once sold a property that the bank wouldn’t even let anyone enter because of safety concerns… my buyer simply offered low enough that tearing it down still pencilled out.
 
The strongest marketing tool we have is the right price.
 

Bottom line: There are 4 reasons a home isn’t selling, but price can overcome the other 3.
